Buying a home is a big step — emotionally and financially. Whether you’re a first-time buyer or moving to a new place, it’s easy to feel overwhelmed. That’s where we come in.
At Pillar, we’re here to replace uncertainty with clarity. You’ll work with one dedicated mortgage advisor from start to finish, so you always know where you stand and what happens next. And if you’re buying or remortgaging your residential home, our advice is completely fee-free.
We make the process feel calm, informed, and in your control — just as it should be.
What Is a Residential Mortgage?
A residential mortgage is a loan used to buy the home you plan to live in. It’s one of the most important financial decisions many people make, and often one of the most confusing.
We’re here to make sure it doesn’t feel that way.
Our role is to help you understand what you can borrow, explain your options clearly, and guide you through the full process — from initial affordability checks to collecting your keys.

Who We Support
First-Time Buyers
Buying your first home is exciting — but also unfamiliar. We take the time to explain everything clearly, from how deposits work to what lenders look for. We’ll break down your options, help you get a DIP, and walk you through every form and conversation with confidence. You’ll never feel silly for asking a question — and you’ll never feel rushed.
Home Movers
If you’re selling and buying at the same time, you’ve got more than enough to think about. We’ll help you time your mortgage move to line up with your sale, support you through the equity release process, and find a deal that fits your next step, whether that’s more space, better schools, or a fresh start.
Scheme Users
We work with buyers using Shared Ownership, Deposit Unlock, First Homes, and Lifetime ISAs. These schemes can unlock big opportunities, but they also add extra steps. We’ll guide you through every one of them and ensure your mortgage fits the criteria.

How much deposit do I need?
Most lenders require 5 to 10 percent of the property price. Some schemes let you buy with less. We’ll help you understand what’s possible based on your income and goals
What’s a Decision in Principle (DIP)?
It’s a lender’s indication of what you might be able to borrow, and it helps you show estate agents you’re a serious buyer.
Can I get a mortgage if I’m self-employed?
Yes. You typically need two years of accounts or SA302s, but we work with lenders who understand flexible income.
How do lenders assess what I can borrow?
They look at income, outgoings, debts, and credit score. We calculate your affordability before you apply.
What’s the difference between fixed and tracker mortgages?
Fixed gives you a set rate for a period. Tracker moves with the base rate. We’ll talk you through which is best for your situation.
How long does the process take?
Usually 10 – 12 weeks from application to completion. We’ll keep everything moving and keep you informed.
Do I pay Pillar for advice?
Not for residential mortgages. Our advice is completely fee-free.
